  • chevron_rightCan a renter use the amenities?
    Any resident can use the sports court and playground. Residents must have an active key card to use the pool. Please contact your landlord or property management company to obtain a pool card if you are a renter. 
     
    Gate remotes and pool cards may be purchased by homeowners  online at spectrumam.com or in person at 17319 San Pedro Ave #318, San Antonio, TX 78232. Please note past due balances may result in the de-activation of pool cards until the balance has been rectified. If your pool card is not working, please contact Spectrum for resolution. 
  • chevron_rightCan I obtain footage from the gate cameras?
    Residents may request to see footage from the gate cameras if they have a police report. Please contact Spectrum at contact@spectrumam.com for more information. 
  • chevron_rightDoes Panther Creek have a newsletter? How do I sign up?
    The HOA Board sends out a monthly newsletter via email to homeowners registered on the Spectrumam.com website. The newsletter is also uploaded to the MyPantherCreek.com website and to the Panther Creek at Stone Oak Facebook page. 
     
    If you are a homeowner and are not receiving emails, please log into your Spectrum account or  contact Spectrum at contact@spectrumam.com to update your contact information. At this time, emails sent to the community are only being sent by Spectrum. 
  • chevron_rightHow do I obtain mailbox keys?
    Please contact the Post Office to obtain new mailbox keys. The nearest post office is located at: 20403 Encino Ledge, 78259. 
  • chevron_rightHow do I report a violation?
    CC&R violations can be reported to our management company at contact@spectrumam.com. This information is kept confidential from the homeowner and the Board.

  • chevron_rightHow do I submit a property improvement request?
    Homeowners who would like to improve their property must first obtain approval from the Architectural Control Committee. Any improvements must be in line with the current design of the neighborhood. Examples of improvement requests include, but is not limited to: exterior paint, exterior lighting, landscaping, fencing, patios and storage sheds. To submit a request, please visit Spectrumam.com and log in under your homeowner account. Once logged in, select the "For Homeowners" drop down menu from the top bar and select "Property Improvement Request."
     
    The ACC has up to 30-days to review all requests.

    Homeowners can receive communication via email or USPS mail. Spectrum will be responsible for sending emails and  correspondence via USPS. You can update contact information on the Spectrumam.com website.

  • chevron_rightWhat are the neighborhood parking rules?
    The Panther Creek Parking Committee is currently establishing parking guidelines for the community. This information will be updated shortly. 
  • chevron_rightWhat are the pool rules?
    • All persons under the age of 16 must be accompanied by a person at least 18 years of age.
    • Pool hours are from 9:00 am-9:00 pm only.  Anyone in the pool or pool area after hours is subject to fines, pool use right suspension, and other enforcement action.
    • Pool is for use by Panther Creek at Stone Oak homeowners/tenants and their guests only. No more than 4 guests per household. 
    • There must be one responsible person (at least age 18) for every five persons under 18 absent prior permission from the board (which will be granted if a family has more than three members residing in the home who are under the age of 18).
    • Children under the age of 6 must have a responsible person in the water with them at all times and within arm’s reach (a responsible person is someone 18 years of age or older).
    • Glass containers, drugs and pets are prohibited.  Exceptions will be made when legally required for service animals.
    • Persons under the influence of alcohol or drugs are prohibited.
    • Alcohol may be brought to the pool by persons of age, but must be consumed at the person’s chosen seating area, away from the pool and not on any portion of the pool deck. 
    • No food or beverages in the pool or within 10 feet of the pool.  (See above for additional rules regarding alcoholic beverages).
    • Abusive or vulgar language is prohibited.
    • No person within the pool grounds shall behave in such a manner as to jeopardize the safety or health of himself or others.
    • Clothing such as cut offs or underwear are prohibited. Proper swim attire only.
    • Improper conduct causing undue disturbances is prohibited.
    • No diving.
    • Skateboarding, bicycle riding, scooters, and rollerblading are not allowed in or around the pool or pool house or in the Sport court area.
    • No commercial activities at the pool without prior written permission from the Association (including swim lessons, summer camps, etc.)
    • No running, shouting, horseplay or other similar actions.
  • chevron_rightWhen are minutes posted?
    General Meeting minutes are approved at the following General Meeting. For example, January's general meeting minutes will be approved at the next quarterly meeting which is in April. Once those minutes have been approved, they will then be posted. 
     
    Annual Meeting minutes are approved at the following Annual Meeting. December 2021 meeting minutes will be approved at the December 2022 annual meeting.

    There will be two garage sales each year in the fall and the spring. 
     
    The spring 2022 garage sale is scheduled for April 23.

    Panther Creek uses Spectrum Association Management to provide services such as gate remotes, gate codes, pool access cards and to handle HOA dues and billing. Our management representative is John Soliz and he may be contacted at contact@spectrumam.com or 210-494-0659.
